Property Amenities Statement

St. Mary’s River
· 2nd deepest river on the East Coast
· 18 ft. at low tide – 30/45 miles inland
· Three bridges between NorthShore and the Atlantic Ocean (6’ clearance at high tide and 9’to 12’ at low tide depending on the moon phase on the lowest bridge)
· From NorthShore: 10 miles by water to the CSX (lowest) train bridge going east; and navigable to the west 15-20 miles from NorthShore. Just over 20 miles to downtown St. Mary’s by water
· St. Mary’s River is a brackish body of water (salt and fresh water)
· Great boating and fishing
100 Year Flood Plane
· As with any property, there is a 100 year flood plane on some of the property – mostly near the jurisdictional wetlands only
· Finished floor to be at 1 foot above flood plane (10’ above sea level).
· 100 yr flood elevation is 9 ft. above sea level – Lowest point on property is 7 ft.
· Flood insurance is not required on any lot
· Most of the property is out of the flood plane. Can build on concrete slab or crawl space on any lot provided you are at 10’ above sea level.

Wetlands -2 types to know
· Jurisdictional Wetlands – Can’t fill or build without application and permit from the US Army Corp of Engineers. Can be hand cleared above ground level without permit. Our wooden walkways are examples of acceptable clearing practices that do not require a permit.
· Non – Jurisdictional Wetlands – They are also known as isolated or upland wetlands. These wetlands do not require any permitting to fill or build on. They are just basically low spots on the property that will be built up to adjacent grade (very minimal) before construction.
Riverfront Docks and walkways
· Individual docks are called “recreational docks” by the US Army Corp and Georgia Department of Natural Resources. They are the two groups that a riverfront property owner applies to for their dock permit.
· The walkways out are typically 6 feet. The fixed deck area at the end is set at a maximum of 400 square feet.
· Docks can’t extend out more than 40’ out or a quarter of the width of the river, whichever is less.
· The walkways we have built are 6 feet wide and are built to hold a 10,000 pound four wheel vehicle. They cost us $130 per foot installed.

· Golf membership w/ any property purchased on GO weekend at Osprey Cove (optional – if they want it) a $15,000 value - must activate by Jan. 1, 2010 or once they complete construction of their NorthShore home, whichever comes first. If not activated by Jan 1, 2010 purchaser may forfeit membership at no cost. Membership is transferable within the above timeline ONE time. Monthly dues once activated are $203 for individual and $308 family per month. Membership gives full access to club, dining, fitness, pool, tennis, boat ramp at Osprey as well as ‘cart fee only’ pricing for golf at 9 other clubs. Available for the 1st 25 purchasers

Areas of Interest to Check out or know
· Osprey Cove Golf and Country Club. Located on the St. Marys River in St. Marys, Ga. Site of free golf and club membership offer. It is a Landmar Community and is almost built out. Course is designed by pro golfer Mark McCumber. Directions from NorthShore: Right on Hwy 40 for approx. 11 miles to St. Marys Road. Loop around and head west/south on St. Marys Road and Osprey main entrance will be on your left. Tell the guard you are with Waterfront Group and are here to check out the golf/club facilities per Julie Craven, director of Golf. Go see the club and pool and boat ramp. Interior lots are .2 to .6 acres and start at 60k to 110k. Waterfronts are .5 acres for 650k to 785k.
· Cumberland Harbour, St. Marys, Ga. They have been selling lots for about 5 years. A number of houses are built. They have a proposed marina w/ 250 slips that has not been built yet. Lots start at 170k for ¼ to ½ acre interior and waterfront from 885k to 1.5 million for 1/3 to ½ acre. Directions from NorthShore: Turn right onto Hwy 40 go approx. 15 miles to St. Marys and left onto Point Peter Rd 1.5 miles right onto New Point Peter Rd and follow to entrance.
· Winding River, St. Marys, Ga is another newer Landmar community. They offer Osprey golf memberships the same as we do with a lot purchase. They call it a 10k value b/c that is what they charge if you live in another Landmar development. It is 15k initiation fee in an unaffiliated development like NorthShore. They have only Marsh front, lakefront, and interior lots and no boat access. Lot sizes are .14 acres to .75 acres and are priced from 38k to 200k.
· Maiden Creek and Bridgepoint both located East on exit 26 off of I-95. Maiden Creek has a boat launch system and day dock, Bridgepointe has an offsite marina that can be used by lot owners. Lots sizes are ¼ to ½ on average on interiors starting around 80 to 100k. MC has dockable lots starting around 500k.
